How much does a renovation cost in Auckland?
It depends entirely on scope. A bathroom or kitchen renovation sits at the lower end; structural alterations, re-cladding and whole-home renovations cost considerably more. We give you a written fixed-price quote after the site visit so you are comparing a real number rather than a range.
Do I need a building consent?
Most structural work, plumbing and drainage alterations, re-cladding and any work affecting weathertightness or fire safety need a building consent. Purely cosmetic work such as painting, flooring and cabinetry replacement usually does not. We confirm this at the consultation and handle the application if one is required.
Can we live in the house while you renovate?
Often yes, especially for single-room renovations. For whole-home renovations we will tell you honestly whether it is realistic, and we can stage the work so part of the house stays liveable where the layout allows.
How long will my renovation take?
A single bathroom is typically a few weeks; a kitchen four to eight weeks; a whole-home renovation several months. You get an indicative programme with your quote and a weekly update once we are on site.
What happens if we find something unexpected?
Older Auckland homes regularly hide borer, rot, failed flashings or non-compliant previous work. We stop, show you what we have found with photos, price the fix, and only continue once you have approved the variation in writing.
